How does this work — what's the catch?

What kind of houses do you actually buy?
Single-family homes, townhouses, and small multifamily across Arizona. We buy in any condition — inherited properties with deferred maintenance, fire-damaged, hoarder situations, houses needing major foundation or roof work, properties tied up in probate. Condition isn't a problem. The only houses we pass on are ones with severe title defects we can't resolve in escrow, or in HOAs with sale restrictions that don't make economic sense.
How fast can you actually close?
Seven business days is our fastest. Fourteen to twenty-one days is typical, mostly driven by title work — clearing liens, satisfying HOA dues, getting payoffs from the lender. Are you the same people as those ugly yellow billboards?
No. Those are mostly franchise operations. We're an independent investor team based in Phoenix. The person who answers when you call is the same person who walks the property and writes the offer. We don't have a call center and we don't farm out leads to other investors.
Do I pay anything?
